1. General presentation

CITY GARDEN RESIDENCE S.R.L. (hereinafter "the Company", "we" or "operator") develops and markets the Bonton Luxury Villas residential complex, located in Pipera, approximately 200 m from the American School. The website www.bontonvillas.ro is for informational and commercial purposes and is intended to present the project, sales offers and related services.

2. Definitions

• "Site" – the website accessible at www.bontonvillas.ro, including its subdomains and all pages.
• "User" – any natural or legal person who accesses or uses the Site.
• "Services" – services offered through the Site or in connection with it (information, viewing appointments, quote requests, commercial communication).
• "Content" – text, images, graphics, data, structure and any other material available on the Site.
• "Project" – the Bonton Luxury Villas residential complex and any related development, sales or management activities.

Information displayed on the Site (prices, plans, availability, technical specifications, images) is for information only and may be changed without prior notice. Contractual offers are formalised by signed documents (pre-contract, sale-purchase agreement, etc.) and are not automatically generated by the Site.

Any viewing appointment or quote request via the Site constitutes an invitation to treat; it does not create an obligation to enter into a contract. Reservations, promises to sell and final terms are established exclusively in documents signed with the Company.

7. Disclaimer of warranties

The Site and Content are provided "as is". We do not warrant that the Site will operate uninterrupted, error-free or that the information is complete, current or free of errors. We are not liable for decisions made solely on the basis of information on the Site; for real estate transactions we recommend direct verification of the offer and legal documents.

11. Limitation of liability

To the maximum extent permitted by law, the Company shall not be liable for indirect, consequential, special or punitive damages (including loss of profit, data or use) arising from the use or inability to use the Site or Services. Our total liability for any claim related to the Site shall in no event exceed the amount you have paid directly to the Company in connection with the transaction giving rise to the claim, or 100 EUR if no such amount exists.

Nothing in these terms excludes or limits liability for death or personal injury caused by our negligence or for fraud.

These terms and conditions are governed by Romanian law. Any dispute arising from or in connection with the use of the Site or these terms shall be settled by the competent courts of Romania. For consumers, the legal provisions on the consumer's domicile forum also apply where applicable.

The Company reserves the right to modify these terms and conditions at any time. Changes take effect upon publication on the Site.
